A clogged drain, especially a clogged toilet, can be such a drag. But you don’t need to immediately call in a professional. There are a few ways to get rid of the clog on your own first. Listen up!

Start with the plumber’s best friend – a plunger. I am assuming most of us know how to use one but if not, here’s how to be the most effective with one. Since toilet clogs most often occur at the top of the tight, up-curving trap that’s part of the fixture, a plunger can often do the trick. Place the plunger end on top of the drain, give it a few pushes and then pull back. Hopefully this will unclog it. However, more often than not, a toilet clog requires a little more work.

This brings us next to a closet auger. You can find these at a hardware store for about $15 to $40 and they are specifically designed for snaking out drains. Place the auger end into the bowl with its bent tip aiming up. Now, hold the tool shaft steady as you crank and push down on the handle. You should be able to feel the cable snake its way up and through the trap. Continue cranking until you’ve dispensed the entire cable. This should be about three feet. Retrieve the cable by simultaneously cranking and pulling up. Flush the toilet to clear out the drainpipe. If it’s still not draining, run the auger through the trap twice more: once up the left side of the trap, then again up the right side. This should now clear any debris blocking the drain.

If this still doesn’t work and you’re toilet still isn’t flushing, contact a professional plumber. Anymore work done by yourself may end up damaging the drain, costing you more.

How to Fix a Leaky Faucet, Part 1

When it comes to plumbing problems, a simple thing like a leaky faucet can be such a pain. Its constant dripping noise can keep you up at night. In the next few posts, I will describe how to fix it:

Before you start be sure to shut off the water under the sink, close the sink drain and cover it with a rag to catch dropped parts. You’ll also want to tape the jaws of your wrench with a layer of duct tape to avoid scratching the fixture. It may also be a good idea to find a place to lay out parts in the order of their removal as well as get some distilled white vinegar and a soft scouring pad to remove mineral deposits on faucet parts.

There are four types of faucets. (If you are unsure as to which one you have, you can quickly Google the terms for pictures.) I will describe how to fix each in the next few blog posts. Let’s start with your standard compression faucet.

Compression Faucets

A leaky compression faucet is the result of faulty seat washers. You can easily replace them. Pry off the decorative cap on the handle, remove the handle screw, pull off the handle and, using a crescent wrench, unscrew the packing nut. Unscrew the stem, then remove and replace the seat washer held in place by a brass screw. You’ll then want to coat the washers with a nontoxic, heat-proof plumber’s grease. Remove the stem for the packing nut and replace the o-ring. Make sure to get the correct size of o-ring, as they range from 3/8 – 5/8 inch. Coat the new o-ring with the plumber’s grease and then reassemble the faucet and tighten the packing nut.

Now, if you’ve done all that and the faucet still continues to leak, it’s possible the seat may be pitted. To fix this, remove the stem and smoothly grind the valve seat with a valve-seat dresser – a tool you will temporarily screw down into the faucet.

So the intense heat of the summer will be here before we know it. What you should know is that you don’t have to spend a fortune to keep your home cool this summer. There are many ways to stay cool and yet cut your cooling bill nearly in half. All it takes is a few changes to your HVAC system and to your daily routine and you should be set.

IDEA NO. 1 – Install a programmable thermostat. Doing this will allow you to preset different temperatures for different times of the day. Set the AC to be off while you are gone and program it to kick on just before you get home. Your home will stay cool for you while you’re there and save you money by not running all the time. A programmable thermostat only costs about $30-$50 and should cut nearly 20% off your cooling bill.

IDEA NO. 2 – Take advantage of the natural cool times of the day. Usually in the early mornings and late evenings the temperature will drop. As soon as the tempertature drops at night, open the windows and use a window fan to bring the cool air into the house. As soon as the temperature starts to rise in the morning, shut the windows and shades and keep the doors closed. This should trap the cool temperatures inside.

IDEA NO. 3 – Install sunlocking shades or curtains. As much as 20% of summer heat enters your home from sunlight entering through windows. It’s the greenhouse effect. To prevent this “solar gain,” put up shades, blinds or darkening curtains. If you do, it should cut 20% off your cooling bill.

IDEA NO. 4 – Cook outdoors. Any appliance that generates heat, adds to your cooling bill. An oven, when baking, can raise the room temperature 10 degrees. If you can, invest in a great outdoor cooking unit where you can do most of your cooking during the summer. And any baking or anything that requires an oven, save for cooler hours of the day. It will cut 2 to 5% off your cooling bill.

It may sound funny, but have you ever given much thought to the air you breathe while you are at home? Obviously, living with second hand smoke can be an issue but there are other hazards to be concerned with as well. Lighting a Gas Furnace Pilot Light - How it Works

As I mentioned in a previous blog, I recently bought a 100 year old Victorian with a gas furnace that looks like it was installed in the 80s. I don't know if it works. I've sent out a request to have the gas turned on, and frankly, I'm a little concerned...

The gas company would like to make an appointment to turn the pilot light on. Meanwhile, I've started doing a little research on pilot lights and how they work. I learned that my old heater is ignited by a pilot flame as opposed to electronic ignition - a modern alternative.

Hopefully they are able to light it and that will be that - I guess I need an HVAC contractor to give me a little more information on the furnace in the meantime and have it inspected. The pilot light evidentally works together with the thermocouple to turn on the gas. The thermocouple open the main gas valve after sensing if the pilot is hot enough.

Once the gas valve is open, gas is then constantly supplied to the pilot and as required for the gas burners (as called for by the thermostat). If the pilot goes out, then the thermocouple gets cold and produces no electric signal to open the gas valve's solenoid and the gas valve shuts off the gas supply to the pilot and burners.

This information seems simple enough, but I will probably leave it to a professional New York HVAC contractor before blowing up my house...

Cheap Ways to Stay Warm this Winter

I found these cheap ways to save money this winter online looking through some blogs on http://www.getrichslowly.org. I added a few of my own ideas as well for you to save some cash during cold new york winter:

Let in some light. Open blinds on south-facing windows during the day to let in the sun. Close them in the evening to add a bit more insulation. This provides just enough mid-day warmth that we don’t need the heater. My grandma used to sew insulated drapes for the winter with magnets on the edges to keep the heat in.
Use rugs on bare floors. We have hardwood floors above a poorly-insulated basement. These floors are cold in the morning and the late afternoon. An area rug does a fine job of keeping my feet warmer.
Block drafts. This is best done with weather-stripping or other forms of insulation, but even a blanket in front of a door helps.
Use space heaters. A portable radiator-type oil heater uses a lot of power, but not nearly as much as a furnace. I still recommend having central heat - but the space heaters will keep you warmer in the rooms you inhabit while your central heat can be set lower.
Bundle up. Keep your thermostat cooler and dress warm. Your body will begin to adjust to the cold weather this way too.
Install a programmable thermostat. You can set yours low for night time and times when you're away from the home.
Use an electric blanket. There’s no need to heat the entire house when you’re asleep. There’s no need to even heat the bedroom. An electric blanket is cheaper and cozier. (A blanket with dual-controls is best.)
Change the furnace filter. A dirty filter forces the furnace to work harder, decreasing its efficiency, increasing heating costs. We change the furnace filter at the start of the season, and once every month or two thereafter.
Close unused rooms. Do not heat them. This winter, we closed off our guest room and shut the heater vent. That room is now separate from the rest of the house. It stays cold, but there’s no reason to keep it warm.
Use vent Covers for rooms that are overheated or you don't use. I found them for about 2 for $3.00 but they will save you a lot more on energy costs. However, don't close off more than 10% of your registers apparently because it is hard on the furnace if too many heat registers are closed.
Buy Storm Doors. They will save oodles of cash.
Consider entering your house through a mudroom or garage rather than the front door - the front door typically blows cold air into your central living space, cooling down your house considerably.

These steps can reduce your heating costs immediately. In the long term, your best bet is to make sure your home is properly insulated. You should also check that your heat source is efficient, and that you’re not losing heat in unintended locations.

Insulating your water heater is another good way to save money.

Usually if you sign up for oil delivery for your furnace they offer a small service plan built in. I always have them come out at the beginning of the season to give the whole unit a once over. Some 'Energy Star' Appliances May Not Be That Green

At tax time, many consumers are cashing in on tax credits and rebates that come from making their homes more energy-efficient. One key tactic: Buy an appliance approved by the government's Energy Star program. But there is evidence that products with the Energy Star seal don't always live up to their billing.

"We find that not all of the products are as efficient as they claim to be," says Celia Kuperszmid-Lehrman, deputy home editor for Consumer Reports.

The tax benefits are aimed at encouraging homeowners to replace outdated and energy-hungry furnaces and appliances. But Kuperszmid-Lehrman tells NPR's Steve Inskeep that not all of the newer models skimp on power consumption.

"We found, particularly, problems with refrigerators," she says of tests Consumer Reports conducted on certified products.

The magazine reported that two of the refrigerators it tested used about 50 percent more energy than the numbers on their labels. Another pair used 39 percent more and 33 percent more.

Part of the problem, Kuperszmid-Lehrman says, is that the Energy Star program is self-certifying — meaning the government doesn't independently confirm the data it gets from manufacturers.

There are some serious problems ... because you do have manufacturers self-certifying — and you don't have anyone checking on them.

"They're the ones that say, 'Yes, my product is energy-efficient,' " she says. "And for the most part, that's working very well, but there are some serious problems with that, because you do have manufacturers self-certifying — and you don't have anyone checking on them."

In a recent test by the Government Accountability Office, the agency submitted 20 completely bogus products for Energy Star certification. Of the 20 applications, 15 were approved — including one for a gasoline-powered alarm clock.

"One of the things that I found very disturbing about the report, in addition to the bogus products that got the Energy Star" certification, says Kuperszmid-Lehrman, "was how quickly they got the Energy Star — how quickly those products became listed on the Department of Energy's Web site.

"So that if a consumer was looking for a product, they would think that that product was more efficient."

The Department of Energy has said it will soon change the system to include third-party verification.

Kuperszmid-Lehrman says that's a good start — but she also thinks the Energy Star testing system needs to be retooled.

"Many of the tests themselves are woefully out of date, and they don't necessarily replicate the experience that the consumer's going to have in the home," she says.

Still, Kuperszmid-Lehrman doesn't think that people shopping for energy efficiency — and a tax break —- should ignore the Energy Star program altogether.

"I think it's a good relative rating," she says. "But there are instances like I've mentioned with refrigerators, with freezers, that the numbers are not quite what they seem to be."

Federal Energy Star Rebate Program

The federal government is providing money for states to give homeowner rebates to those who purchase new, energy efficient appliances. Check your New York State Website for details. The $300 million program is funded by the 2009 American Recovery and Reinvestment Act, and provides rebates on purchases of qualifying Energy Star appliances. Air Conditioning Upgrade if You Need Ducts

Because the fan-and-coil unit is mounted in the attic in most retrofit air-conditioning systems, the challenge is to get supply and return ducts to ceiling registers in the first- and second-floor rooms below. Ducts that feed second-floor rooms are typically run across the attic floor and plunge down between the attic floor joists, where they are connected to ceiling registers. Ducts that feed first-floor rooms run down through second-floor closets wherever possible. The first step your contractor will take to determine the position of ducts is to draw a floor plan of the second floor and lay it over a floor plan of the first floor. "In 99 percent of homes," says Frank Scaran-gello, of Staten Island, New York-based Scaran Heating and Air Conditioning, "second-floor closets will give you access to locations for first-floor ceiling registers."

Ducts running in closets take up less space than you might think. Because most ducts are 12 X 6 inches or 10 X 8 inches, even in a relatively small 2 X 4-foot closet, they take up just 4 of the 64 available cubic feet. Some cooling contractors might suggest using "flex duct" (a small, inexpensive flexible hose) instead of rigid square ducts. But avoid flex duct in active closet spaces — it doesn't stand up well to wear and tear and is easily punctured.

What kind of mess can you expect if you have to have ducts installed? In most cases, wall and ceiling surfaces are left largely untouched. Holes do have to be cut in first- and second-floor ceilings for registers, and some second-floor closet floors will undergo surgery to accommodate the new ducts. But these holes are relatively small, and the mess is easily contained.

Even if there's no ductwork in your home, if air-conditioning will make your house more pleasant in the summer months, contact HVAC contractors to review the cost of adding A/C and the methods they would use. Choosing the right pro and equipment will ensure you years of comfort, and it's often less expensive and less intrusive than you might imagine.

Delivering the Air

Furnace ducts that deliver hot air in cold months can be used for air-conditioning.

If you have ducts. You should have your ducts inspected. Many times, modifications are required to accommodate the greater volume of air produced by air-conditioning. Ironically, older duct systems, which tend to be larger, work best when retrofitting central air-conditioning. (As the heating industry has learned more about the dynamics of airflow and sizing furnaces and delivery systems, ducting has gotten smaller.)

Here's a list of typical modifications that existing ducts require:

•Upsizing the furnace blower (rated in cubic feet per minute, or cfm) to move the cubic feet of cool air required for your house. An undersize blower won't move enough air through the coils, and they can freeze.
•Sealing the ducts to boost efficiency. This is a job best left to a pro, as an imbalanced system can lead to hazardous backdrafting during the heating season or pockets of warm air during the cooling season.
•Swapping out older supply registers for ones that allow a greater volume of air to pass. Old register grilles with slits just 1/4 inch wide offer too much resistance to airflow; new grilles can improve airflow by 15 to 25 percent.

Split System Air Conditioners

With a "split system," the condenser is outside the house and the fan-and-coil system are inside; they're connected to each other by pipes that carry refrigerant. If you have a forced-air furnace, the refrigerant pipes are connected to a cooling coil system fitted into the furnace air handler. Sometimes it goes right into the existing plenum. If that won't work because of space limitations, the contractor will fabricate a separate sheet-metal plenum. If you don't have forced air, the fan-and-coil system is typically placed in the attic, where it will deliver cool air through ducts. The 20- to 30-foot-long pipes that carry the refrigerant are disguised to look like a downspout.

Proper placement. Even the quietest condensers make noise, so work with your contractor to find a location that's not near a bedroom or home-office window. Don't place the condenser under a deck or completely enclose it because it exhausts warm air out the top. Any airflow restriction will lower the unit's efficiency. You can, however, hide the condenser in the landscaping, as long as air can freely circulate around it.

No Ducts? No Problem

Most central air conditioners are split systems: The condenser is outside and the fan-and-coil system is inside, connected to the condenser by pipes that run up the outside of the house. The pipes can be disguised as part of the gutter-and-downspout system. Ductwork services second-floor rooms through ceiling registers. Ducts run through closets on their way to first-floor rooms.

Sizing the Air Conditioning Unit

Sizing the unit. Using the heat-gain calculation, your contractor will recommend an air conditioner size, expressed either in tonnage or Btu per hour (Btu/h). One ton equals 12,000 Btu per hour. Why is getting the proper size unit so important? An undersize unit won't be able to cool rooms down completely on the hottest days and will cost more to operate because it has to run longer than a correctly sized unit. An oversize compressor also costs more to operate because it simply takes more electricity to run a bigger unit. And an oversize unit doesn't lower humidity effectively. That's because it cools the air so quickly that it shuts off before it has a chance to circulate the proper volume of air past the coils to extract the necessary moisture. The result is a room that doesn't seem as cool as the temperature indicates. In fact, the room can feel clammy and damp.

Unit efficiency. After determining the size of the unit, your contractor should talk to you about efficiency, which is expressed by the seasonal energy-efficiency rating (SEER). The SEER rates how many Btu an air conditioner will remove for each watt of electricity it consumes. The higher the SEER, the less it costs to operate. Federal law requires that new A/C units have a SEER of at least 13. These units have lower operating costs, tend to be higher quality, have more safety features, better sound shields and lower voltage requirements. In general, the higher the SEER, the higher the initial cost for the unit.

Unit types. Next, you must decide what type of system to buy. There are two kinds. A "package system" gangs the condenser, which cools the refrigerant and exhausts warm air, with the fan-and-coil system, which cools and blows the air. The ducting connects directly to the unit. This is essentially a large wall air conditioner with ducts. But package systems are rare.

Selecting an Air Conditioning Unit

The first order of business — and maybe the most important decision in having central A/C installed in your home — is selecting the right equipment.

Heat-gain calculation. All cooling contractors should start their evaluation of your house by performing an Air Conditioning Contractors of America Manual J load calculation. This determines the heat gain your home is subject to. The calculation is relatively easy to perform and will reveal what size unit you need. Move on to another contractor if the one you're considering wants to determine the right unit for your house solely on experience. Though strongly influenced by where you live, several factors affect the size unit required, including the amount of wall and attic insulation you have; the types and placement of windows and doors; and the orientation of your home to the sun. The calculation can also alert you to the possible benefits of upgrading the insulation in your house. By making your home more energy efficient, you may be able to reduce the size of the air conditioner you need.

Upgrading Your Air Conditioner for Lower Bills

Whether summers are really getting hotter or we've lost our tolerance for heat as we grow older, lots of us are tempted to yank out noisy, dripping window air conditioners and replace them with quiet, efficient whole-house central-air-conditioning systems. But we don't take the idea any further. Those of you with forced-air furnace ducts in place worry that modifying the heating system will be costly and result in inefficiency. And if you don't have ducts, you can't imagine how they're going to be added without destroying the house and costing a bundle. But installing central air is easier and less costly than you might think.

When added to an existing forced-air heating system, central air for a 2,000-square-foot home costs $3,500 to $4,000 and can be done by two technicians in two to three days, often with little or no change to the ducting.

For a house that needs ducts, the costs and work time double. But a contractor experienced in retrofitting can cleverly hide ductwork behind walls, in the back of closets and up in the attic with minimal cuts into walls and the ceiling and very little mess.

Buying an Air Conditioner for an Old House

I recently purchased an old house that was built in 1900. It is gorgeous with all it's historical character, but it certainly lacks efficiency. The house, like many of it's generation, probably had it's old coal furnace upgraded to an oil one, then, sometime in the 80's it was upgraded to gas, which is fantastic. Now the question is, how are we going to make through another 100 degree summer without central air? Apparently the last occupant made it through the hot summers by upgrading every ceiling fixture to ceiling fans, but I'm not sure that will keep things cool enough so I'm on the hunt for a good New York HVAC specialist. Here are some things I learned during my research:

1. Should I buy an air conditioner?

It's good to buy one in the spring apparently - because they are on sale and have rebates - during the summer the prices are high. The rebate time period is March-June. The problem with getting a unit in the fall is that the warrantee clock is ticking while it's not in use in the fall and winter.

2. What type of air conditioner do I need?

I have a 1000 SF house, so the question is - do I really need central air? Couldn't I get away with a window unit? The window unit will be a lot cheaper, so that's definitely an option - though it probably won't cool the whole house very efficiently. But maybe I should just put it in the bedrooms because it's impossible to sleep when it's so hot.

Central air will probably be much more comfortable and better for resale value of my house - but how much will I spend to install it?

4. Energy Efficient?

Although having air conditioning is not all that energy efficient to begin with, some air conditioners are better than others. EER or Energy Efficiency Ratio is a measure of how efficient a particular air conditioning unit is. The higher the number, the more efficient the unit and the less it will cost each year to run. Small units currently have a top EER of about 11, while the most efficient large units have an EER of about 13.

5. What cooling capacity do I need?

If I get a central air unit, my New York HVAC contractor can help me with what type of air conditioner I might need. However, I will want to be more informed if I plan on walking into a home store and picking out a window unit. I will start with the square footage of my rooms. Cooling capacity is measured in BTU/hour. (British Thermal Units per Hour) The higher the number, the more powerful the unit is. A small room of 150 square feet may only need a 5000 BTU/Hour unit, whereas a room of 1200 square feet may need a 19,000 BTU/Hour monster.

However, room size is not the only factor that contributes to the capacity. There are many other factors including:

I will probably err on the side of a smaller unit to keep my costs down and use my numerous ceiling fans to further reduce my bill, but it's still important to make the calculations.

6. Cost?

If you want to figure this out, you are welcome to do the calculations. You need to know how much energy costs in your area. I am too lazy to calculate this, but I can tell you that in the past my air conditioner (central air) bumped my electricity bill up by $100 per month during July. Air conditioners are expensive in even the most efficient houses.

7. How much does my electricity cost?

I've never been able to figure out my electricity bill - but, if you're so inclined - go for it. You will find out really quickly though, that air conditioners are a major drag on your finances and therefore I try to set my air conditioner set to the highest temperature I can stand to keep the bills low.

10. Where should I buy it?

If you want to keep your warrantee it may be important to buy the unit through an authorized New York AC retailer or the company may not honor it. There may be some online retailers where you can also keep your warrantee - make sure they have free delivery because air conditioners are heavy.

Make sure to pay with a credit card. The gold or platinum cards will usually double your warranty.

Boilers vs. Furnaces

Both boilers and furnaces are two of the most commonly used heating systems for homes in the United States. While furnaces heat and distribute air through the house using ducts, boilers heat water to create hot water or steam for heating that flows through pipes and is then distributed through radiant floor systems. High-efficiency heating systems are available in both boilers and furnaces. Ask a heating contractor which system or upgrade would be better suited for your home.

The best way to know which system is most efficient is to look up their annual fuel utilization efficiency (AFUE). This information is required by the Federal Trade Commission to be displayed on all different models. This measurement displays the efficiency of an appliance over a year. So if a furnace has an AFUE of 85% this means that only 15% of the heat given off by this product is lost up chimneys and wherever else the heat can escape. When deciding on buying and installing a heating system, make sure to look up its efficiency rating first.

The best AFUE ratings for heating systems come from all-electric furnaces and boilers. There is usually less than a 5% heat loss through a chimney with the electric systems. Their only drawback is that they are more expensive to run which makes them an uneconomic choice. Your best option if you want electric heating is to investigate buying a heat pump system. Make sure before any of your final decisions are made that you consult a heating specialist or contractor for more information and installation options.

Home Heating Systems

When looking for a new home it might be important to know what type of heating systems they have. Here are a few tips of what to look for to understanding the different heating systems installed in the various homes you view.

Many homes have some type of furnace to heat their rooms. All furnaces usually create air flow by pulling air from the house into a ductwork system. The air then flows to the area where it is warmed differently depending on the furnace, and then the air is distributed back into the living spaces. If the house has older furnaces you may want to upgrade by installing a new heating system that use blowers to recirculate the warm air.

Another installed heating system in homes is the electric heat pump. This device works by pumping heat from one area to another. Not only do they provide heat, but when it is hot outside they can also be operated as air conditioners. You will be able to tell that it is a heat pump because the thermostat will look very similar to that of furnaces, but it will also present options for the air conditioning.
